How to Run Financials on Investment Property Using the ScaredyCatGuide Rental Calc
One of the first things that should be done when looking into rental properties is to run the financials to see if the investment will produce positive cashflow.
Running the numbers..
If there isn't potential for positive cashflow then it doesn't make much sense to invest. Unless, one is looking to lose money each month but I think most of us will pass on that.
Yesterday I announced that my rental property calculator was now available online for any and all to use as much as they like.
Now I will show you a tutorial on how to use it along with some suggested numbers for vacancy, maintenance and reserves.
