I have done 154 house flips and it never is easy. There always seems to be a hiccup or two on every deal. I bought this house for $170,750, spent $35,000 on the repairs and sold it for $260,000. It was a good flip but because we had to find 3 buyers. I had an appraisal come in low, a buyer lose her job, and another buyer could not get a a loan. I still made a decent profit on the home, but it could have been much more. You can see all the details in the video below.

Excellent point about improving only to the amount the ARV will be. Appraissal issues are always a headache.
Yes, a lot of people give me crap for not making houses as nice as they are on the tv shows, but that is not reality.
