Reality sucks sometimes :)

As you might have read in one of my previous posts, we are searching a new place to live. We have sold our house, boy that went fast, and are looking for a nice house just outside the town we live in now (Zutphen).

I saw a house in Vorden on Funda which looked very good on the pictures.

I was really impressed by how the pictures looked, the hous was prized a bit high, but if you don't have to do a lot of stuff afterwards that makes up for it doesn't it?

My wife is always very secure and looked up the house at the "Kadaster" that is the organization in the Netherlands which holds all the information about property sizes, when a house is bought, sold etc. She found out that this house was bought by the current owners about a year and a half ago, so they have this house quite short. The bought it for € 120.000,- less then the price they are selling for now. That seems strange but at the other hand they have restored it and in a year the Dutch housemarket was exploding so I gave it the benefit of the doubt..

I made an appointment with the estate agent to have a on site look at the house and the property which was today. When we arrived at the house the agent told us that we had to look a bit trough the mess because they just had a nest of puppies and it was quite hectic. When we walked into te living room there was this terrible smell of amonia (dog piss?!) and the smell of wet dog... It was just awfull but ok, manageable afterwards.....

As good as it looked on photo, in real the plaster on the ceiling and walls were already in a bad shape, and we did know that it wasn't olderd then one year. So the people living in the house aren't very keen on their stuff. When we walked upstairs it was the same, everything was restored with to much speed and to little quality, I really didn't expect that.

The house has two bathrooms, but only one was new. The other one was still like if it came out of an Starsky and Hutch episode. :)

Upstairs all the windows where single glass, so no isolation. When we have to replace that with isolated glass it would cost a lot extra.

The estate agent asked us what we thought of the house. I gave him my honest opinion that we we're quite dissapointed. The pictures showed a different view then the house is in reality. For instance, the garage is totally wrecked, there has to be build a complete new one. We told him that with the price they asked it had to be more complete and finished then it is now and that we expect we need another 50 or 60K to finish it and that we arent prepared to do that. I was quite surprised because the estate agent agreed and said that this is a problem for the owners, a lot of people are comming for a on site visit but when they see the ammount of work still has to be done they loose interest... (same for us).

So we are a bit dissapointed, but tommorow there is a new day, and who knows what it will bring... So we will keep hunting for a house.....never give up :)

Sounds like you were rather ok with their asking price if it wasn't for the extra work that has to be done.
So why not make an offer 70 to 80K lower, so you can do the work.
Seems to me that they're a bit "golddiggers", taking advantage of the increased pricelevel. But 120K in a year ... and a house, partly in poor condition.
Just suggesting ...

Thanks, appreciated of course. We did ask the estate agent if he'd think if they were open for it, but he said that they arent because they indeed really think they gonna receive that price... We'll see. I do think they want to take advantage of the market in the wrong way... so yep...golddiggers :)

Wow, that is really shocking. Like you said, from the pictures it looked fantastic. I know when we had our home inspection done the guy was really impressed with the house we had bought. He told us he had just come from another house a young couple was looking to buy and even though it had just been built a couple of years ago the foundation was already moving and the walls were cracked because they had done such a poor job. The couple was devastated because they thought they had found their dream home.
