买新房最大的好处应该就是可以根据自己的喜好来跟建筑商协商建房。美国新房与国内的最大区别之一就是在交房时，建筑商会跟你搞定几乎所有的室内装修，换句话来说作为户主唯一需要做的就是把家具塞进你的新房。因此和建筑商协商如何设计并建造你的新房就显得十分重要了。这样的设计我更愿意称之为半定制化设计，因为并不是完全按照你的意愿来，可以天马行空的自由发挥。一般来说在每个小区，建筑商会有4-5个基础户型可以供客户自行选择。每个基础户型会有不同的款式选择，当然价格也会有差别。外观的差别包括窗户的款式，门和外墙已经房顶颜色的组合，以及装饰性物件的材料等等等，都可以根据自己的喜好和预算来进行调整。

One of the most important advantages to buy a new house is that you can design your new house with builder. Once your new house close, everything inside is ready for you to live. Only thing you need to do , as a new house owner, is that moving your furniture into the house. So you have to work carefully with your builder to get a perfect house. I call this process as semi-custom design. Since you can't build your new house whatever you want. In general, there are 4-5 basic model you can choose in one community. There are also different elevation for different model. It also means price difference between different model as well as elevation. Lot of things you can customize in the outside, like the style of window, the combination of your door, roof and wall. You can always customize your house based on your preference and budget.

除了基础的房子外观选择，另一个比较重要的就是可选的房子外观结构调整，比如更倾向于三车库而不是两车库或者是需要一个伸出去的延展阳台，这些都可以根据建筑商提供的服务选项来进行调整。

室内的装修选择就更加的细节，小到门把手的款式大到户型的变动（比如想将一间会客室改成一间正经的卧房）这种都是可以自行选择的。一般来说建筑商都会有一个直接为买房客户服务的设计中心。在这里会有专门的设计顾问来帮助你选择房屋里的各个细节并提供选择的建议。因为几乎每个室内细节都在这里完成，小到墙漆颜色大到地板厨房材料。所以一定要有足够的耐心和设计师仔细商量和讨论。

地板一般是室内装修话费最大的地方，现在市面上一般有三种地板可供选择。木地板分为纯实木地板（Solid woodfloor）这种是真正的整块实木地板，价格也是最贵的，同样因为是纯实木因此如果家里有小孩或者宠物的话，一旦在地板上有刮痕或者水渍也是很难清理的。强化复合地板(Laminate floor)是纯粹的人工材料地板，优点是防水耐磨，价格也是最便宜的，但是因为材料成分关系（木屑和浇水合成），环保性上是最差的。实木复合地板(Engineering wood floor)是介于这两者之间，是由薄木板和胶水粘合而成，环保性和实用性介于这两者之间。

Hardfloor is the most cost in the indoor design. There are three kinds of different hard floor. Solid floor, Laminate floor and Engineering Wood Floor.
